Project Superintendent
The Project Superintendent is responsible for the overall on-site construction operations by providing on-site administrative and technical management. The Superintendent works directly with the Project Manager and Subcontractors to ensure a productive, well organized project site. The Superintendent is the competent person responsible for onsite safety and compliance with the Essex Safety Program.
Responsibilities
Maintain project schedule and monitor the work of Trade Contractors, provide three-week window schedules to Project Management.
Plan, coordinate and supervise onsite functions (scheduling, engineering, material control, coordination of the work, and the activities of the Owner).
Supervise total construction effort to ensure project is constructed in accordance with design, budget, and schedule. Includes interfacing with client representatives, Architect and engineering representatives, other contractors, etc.
Schedule and conduct coordination meetings with Trade Contractors to jointly discuss procedures, process, problems, and scheduling. Author and issue coordination meeting minutes promptly.
Determine adequacy of Trade Contractor’s personnel and equipment and the availability of supplies to meet the schedule.
Inspect the work of Trade Contractors for defects and omissions.
Record the progress of the project via daily job reports.
Coordinate receipt and storage of construction materials onsite, provide initial Quality Control inspections.
Monitor job safety and security policies, ensure all onsite personnel comply with project procedures, safety program requirements, work rules, etc. Conduct and document daily inspections. Document all violations, notify project management, and recommend/implement corrective actions as required.
Review and comment on shop drawings, maintain as built records.
Competencies and Experience
OSHA 10 Certification, OSHA 30 preferred
Massachusetts CSL License preferred
Competency with Microsoft Office suite, Microsoft Project scheduling software, and Procore preferred
3+ years experience as an onsite Project Superintendent. Preference to ground-up multi-family construction,
Strong ability to effectively communicate and work alongside with internal and external project team members.
Strong ability to adjust to differing onsite conditions, different project requirements and processes.
Ability to work in various conditions, adapt to a fast-paced environment, and build relationships with all those associated with the project.
Assistant Superintendent
The Assistant Superintendent roles and responsibilities can vary depending on the project size and type. The main role of the Assistant Superintendent is to work alongside the Project Superintendent onsite and provide support in executing the project scope, schedules, and enforcement of Essex Builders safety policies.
Responsibilities
Understanding and implementing the field SOP guidelines and programs in our daily activities
Assist in managing and documenting all day-to-day job site activities including OSHA safety compliance
Direct field personnel according to the project plan and/or the direction of the Superintendent & Project Manager
Communicate issues, events, performance and job progress daily to the Superintendent
Establish effective working relationships with subcontractors, vendors and clients and internally & externally
Request advice and assistance from the Superintendent on matters pertaining to materials, sequencing, scheduling and personnel
Work with Project Manager and Assistant Project Manager to ensure subcontractors site specific safety plan and proper SDS sheets for the project
Track/Log current insurance certificate prior to allowing any sub to start work on the project
Review the project daily to ensure that all activities are being performed in accordance with all OSHA regulations and the project site specific safety plan
Work with Superintendent to identify and resolve manpower issues and construction changes/issues
Complete daily reports and maintains logs of key activities, files and shop drawings.
Continually take job photos to document progress of the project.
Inventory the quality and condition of all material deliveries
Maintain required safety reporting and all other required files to Company standards
Maintain and coordinate project punchlist and warranty items at closeout
Competencies and Experience
Bachelor’s Degree in Construction Management, Engineering, or related field preferred
Multi-family construction, heavy civil, and/or renovation experience preferred
Competency with Microsoft Office suite, Microsoft Project scheduling software, and Procore preferred
OSHA 10-hour certification and a valid driver’s license required
Ability to work in various conditions, adapt to a fast-paced environment, and build relationships with all those associated with the project
